Damosa Land Inc. (DLI) announced that the first condominium of its Seawind project in Davao City will be ready for occupation by the end of the month.


 The project is on finishing stage, said company vice president Ricardo Floirendo Lagdameo.
Seawind, DLI’s first project,  is a 1,064-room 6-tower project of Davao City-based real estate company DLI, a subsidiary of the Anflocor Investment and Management Corporation (ANFLOCOR).
Located in Sasa District, Seawind is 10kms south from the city proper and adjacent to Lanang, Davao City’s fast emerging business district.Once finishing touches are completed, the units will be ready by the end of the month, Lagdameo told local daily Sunstar Davao.


DLI is building three towers of seven or eight floors under Phase 1 of Seawind.
Lagdameo said “the second tower will be done probably about in three months’ time,” according to Sunstar.
 The third tower is set to be constructed within this month and will be completed in 14 to 16 months, Lagdameo said.
Over 90 percent of the units have been sold, Lagdameo told the paper, with Dabawenyos buying 60 percent.
Lagdameo said “25 percent are Overseas Filipino Workers (OFW) and the remaining is from all over the country,” according to Sunstar.

Filinvest Land in new condo project in Davao City

filinvestFILINVEST Land Inc. (FLI), in partnership with CVA & Sons Inc. has launched its latest mid-rise building (MRB) project, called the 8 Spatial Davao.

“It is a project that is very special. Spatial is the architectural term for space. The MRB is well laid out and it is spacious enough without having the cost of its unit too expensive,” FLI first vice president and Visayas and Mindanao cluster head Tristan Las Marias announced in a press conference.

8 Spatial will be located in a 3.8 hectare prime property on Julian Rodriguez Sr. Ave. (Ma-a Road). It will feature eight buildings with six floors each and a themed court yard. Each building will have 200 units, 30 to 35 units per floor.

“Each unit has a floor area of 32 square meters with two bedrooms. This has been designed for efficiency and functionality,” Las Marias said.

He added that instead of having the laundry rooms inside the units, each unit will have its own “laundry cage” in the roof deck. This allowed them to maximize the space of the living room, master’s bedroom, and kitchen.

Aside from the themed courtyard per building, 8 Spatial will also include amenities like swimming pool, clubhouse, and a basketball court. They are also eyeing the possibility of having a commercial building in front of the area which may house laundry shops, coffee shops, and convenience stores.

The developers will be utilizing the construction methodology, this will allow units to be free of beams and columns, so homeowners can enjoy bigger and liveable space.


8 Spatial will also feature a sewage treatment facility and a rainwater recycling system wherein it will be used for watering the garden and for toilet water.

Las Marias added that only 30 percent of the land will be used for the building while the rest of the land, 2.5 hectares, will be developed for gardens and other amenities.

“We envisoned 8 Spatial as a pedestrian community, we will have covered pathways throughout the vicinity so that homeowners can walk from one place to another,” said Arca general manager Geraldine C. de Gorostiza.

“This is our response to the increasing demand of affordable housing,” said Las Marias.

“This is the best housing alternative for Filipino families who wants to live in a place that is low density and has a wide open space,” said de Gorostiza.

8 Spatial is the third joint venture project between FLI and CVA & Sons, Inc. The other two are Fuente de Villa-Abrille along Tulip drive and Le Jardin de Villa-Abrille along Ma-a Road.


Avida Towers in full swing in Davao City

avidaThe twin Avida Towers is rising fast in Davao City’s old business capital with 83 percent of its Tower 1 already sold.

The latest addition to the city’s high-rise buildings sits on a 6,124 square meter (sqm.) property on C. M. Recto Street, at the heart of Mindanao’s premier city.

Avida has 1053 units in both buildings. The 23-storey Tower 1 has 431 residential units, while the 28-storey Tower 2  has 622 residential units.

Avida Towers, a project of Avida Land, a fully-owned subsidiary of Ayala Inc, offers three unit classifications: studio units (22 to 25 sqm), one-bedroom units (37 to 42 sqm), and two-bedroom units (58 sqm).

With middle-class families as its target market, the condominium towers also feature amenities like adult, kiddie, and wading pools, multi-purpose hall, outdoor exercise and play equipment, mediation areas, and ground floor retail area.
